Two processes

The same move, run two completely different ways

This is the part nobody warns you about. It isn't just that Texas is cheaper — the transaction itself works differently, and the habits that served you well in California will quietly cost you money here. A few of the differences that catch people:

A separate escrow company handles the funds and coordinates closing.
There is no escrow company. The title company does all of it — funds, coordination, closing.
What your deposit is called
Your escrow deposit.
Your earnest money — different name, different paperwork, and it goes to the title company.
Your right to walk away
The standard contract gives you a 17-day inspection contingency unless you negotiate it away.
You buy an option period — commonly around 7–10 days — with a separate option fee. Nothing is automatic.
When the clock runs out
Deadlines land at 11:59 pm.
Deadlines land at 5:00 pm. Miss it by an hour and your option is simply gone.
What drives your payment
Purchase price, and insurance risk that's mostly fire and earthquake.
Price is only part of it — property tax rates, windstorm and flood can move the monthly number more than the price does.

I've made the long-distance move myself — cross-country and overseas — so I know what the paperwork looks like, what the timeline pressure feels like, and exactly where the money leaks.

Can one REALTOR® really represent me on both sides of a California–Texas move?
Yes. I hold an active real estate license in both California (DRE #02220342) and Texas (TREC #715186-SA), so I'm not just referring you to a partner agent in the other state — I'm the one handling your transaction on both ends. That means one person who already knows your timeline, your numbers, and your situation, instead of two agents meeting each other for the first time over your file.
Does it cost more to work with an agent licensed in two states?
No — there's no added cost or markup for working with me on both sides of your move. I've watched the cost of living in California push a lot of good people out, and a big part of why I got licensed in Texas was to make that transition easier, not more expensive. I still need to make a living to keep doing this work well, but you'll never pay a premium just because one person is handling both ends instead of two separate agents.
Why did you get licensed in both California and Texas?
Texas is actually where I started. I was originally licensed here before moving to California, where I built the bulk of my career, and I recently reactivated my Texas license to formally serve clients on both sides again. That means real, hands-on experience in both markets, not just a license on paper, and it's exactly why I don't hand clients off to someone unfamiliar with either side of the move. It's also why I wrote three books on buying and selling — I'd rather people go into a transaction with real numbers and a clear plan than find out what they didn't know after it's too late to fix.
What happens if I'm selling in California and buying in Texas at the same time?
That's exactly the situation I specialize in. I coordinate both sides of the transaction together — your California sale and your Texas purchase — so the timelines actually line up instead of leaving you stuck between a closed sale and a purchase that isn't ready yet, or carrying two mortgages longer than you have to.
